The House

Step into the wide hallway where to the right is the games room; a short flight of stairs takes you to Kingshay Odeon - a mini cinema with tiered seating for 18, floor cushions, air con, interval lights, surround sound and an enormous screen. Also off the games room are the snug, and through a lockable door, the spa hall with a pool, sunken hot tub and sauna.

Left of the entrance hall is a vast open-plan living space. There are plush velvet sofas, a long bespoke dining table, and a very swish and fully-equipped kitchen. Light floods in through floor to ceiling windows, French doors open to the garden; this is a room for luxury togetherness, perfect for happy family celebrations. Off the kitchen there’s a utility room and an inner hallway with access to the courtyard - handy for when you've been for a romp across the field with the dogs.

Upstairs are Bedrooms 1-3; Bedrooms 4-6 are off the inner hall, and Bedrooms 7-10 are in the attached former stables, accessed from the front courtyard. Bedrooms 1, 5 and 6 have room for an extra guest bed for age 12 years and under (extra charge - see Extras). The bedrooms are named after hamlets, fields, woods and farms on the Coombe Farm Estate, all beds are zip and link (super king or twin).

At the back of the house there's a big patio leading onto lawns and pathways that meander round to a mini henge, and the rustic BBQ bothy. The grounds are a dream, with trees all around, flowers tumbling onto the grass, and plenty of room to run around. A gate leads down to a stream, in the walled orchard another stream babbles merrily along; in springtime the apple trees are frothy with blossom.
